Drywall Construction in Berlin

Interior partitions, lining systems and ceiling constructions — scheduled into the build programme and coordinated with the other trades.

Scope of work

What drywall construction with ENAS covers

ENAS plans and coordinates drywall construction in Berlin — from dividing an open office floor to preparing surfaces for subsequent trades. Depending on scope, work is delivered by ENAS or qualified specialist contractors. Constructions with specific fire, acoustic or other specialist requirements are delivered to the project specification by appropriately authorised companies.

The scope includes partition walls and lining systems as well as suspended ceilings that accommodate electrical, ventilation and sprinkler installations. Before we close a wall, we coordinate openings and cable routes with the electrical and plumbing trades — avoiding rework caused by missed coordination is something we plan for from the start, not something we fix afterwards.

Different areas call for different wall builds: single-layer partitions for storage space, multi-layer constructions with higher acoustic ratings for meeting rooms, or fire-rated walls along escape routes. We plan the appropriate build upfront and set it out clearly in the quote.

Depending on the requirement, plasterboard, fibreboard or moisture-resistant board can be specified. Execution requirements and any agreed inspection or documentation steps are set for the individual project and recorded at the joint handover.

Who it's for

Developers, tenants and property managers

Drywall construction from ENAS is intended for property developers and general contractors integrating a trade into a larger programme, as well as office and commercial tenants adapting space before moving in. It can also form part of property-management refurbishment projects that reconfigure commercial units.

Typical projects range from dividing an open-plan office floor into individual rooms, to adding meeting rooms with improved acoustic performance, to preparing retail space for a new tenant — from a single partition wall to a complete interior fit-out of a floor.

FAQ

Frequently asked questions about drywall construction

What determines the cost of drywall construction in Berlin?

Cost is primarily shaped by the wall or ceiling area, construction build-up, boarding specification and condition of the existing substrate. Insulation, acoustic or fire-safety requirements, numerous junctions and difficult site access can add work. A reliable calculation therefore requires a survey and clear information about the intended use and required finish.

What can be included in a drywall project?

A drywall project can include partition walls, lining systems and suspended ceilings, together with insulation, boarding and preparation for the final finish. Openings for doors, services, lighting or ventilation are coordinated with the relevant trades before installation. The precise wall or ceiling build-up depends on the use, existing structure and technical project requirements.

How are acoustic and fire-safety requirements handled?

Acoustic and fire-safety requirements must be defined before work begins because they affect materials, build-up, junctions and documentation. ENAS clarifies the project specification and coordinates the interfaces. Wall and ceiling systems with specialist requirements are built to the project design and, where trade authorisation is required, installed by appropriately qualified and authorised specialist contractors.

How is a drywall project prepared?

The process starts with a site visit and survey covering the existing space, proposed layout, junctions and interfaces with electrical, plumbing or ventilation work. The scope, materials and sequence are then defined. Required service routes, built-in elements and openings must be agreed before wall or ceiling surfaces are closed.
