Renovation & Refurbishment in Berlin

Repair and modernisation of existing space — for offices, commercial properties and residential complexes.

Scope of work

What renovation and refurbishment with ENAS cover

ENAS coordinates renovation and refurbishment projects in Berlin and brings together the required trades. Depending on scope, ENAS carries out work directly where legally permitted and once any required registrations are in place. Electrical, painting, construction and other specialist work requiring trade authorisation is carried out by appropriately qualified and authorised contractors.

The scope includes repairing walls and ceilings, replacing outdated installations, removing mould or moisture damage, and the energy-efficient modernisation of individual elements, such as improved insulation. Before work begins, we assess the condition on site and document any damage that comes to light during the refurbishment.

For listed or older existing buildings, we match materials and methods to the existing fabric, preserving the character of the building where this is required. For properties in ongoing use, refurbishment work is carried out in clearly defined phases wherever possible.

Work is coordinated closely with structural or specialist planning where individual measures require it. All work is documented and reviewed together with you at handover.

FAQ

Frequently asked questions about renovation and refurbishment

What is the difference between renovation and refurbishment?

Renovation mainly improves appearance and usability, for example through new finishes or flooring. Refurbishment reaches further into the existing building and addresses technical or structural deficiencies. In practice, both can form part of one project; the required measures depend on the property’s condition, the intended outcome and applicable technical requirements.

What determines the project cost?

The main factors are area, existing condition, depth of intervention, material choices and the number of required trades. Concealed damage, hazardous-material findings, technical upgrades, protection measures and restricted access can change the work involved. After the site assessment, the quotation covers everything that can reasonably be identified. If further issues emerge once work begins, they are documented and agreed before the scope changes.

Can renovation take place in an occupied property?

Phased work is possible where use, access and safety zones can be separated effectively. Dust, noise, drying times and the availability of technical systems must all be considered. Depending on the intervention, individual rooms or areas may be temporarily unavailable. These dependencies are translated into defined work phases and time windows before work begins.

How are the different specialist trades coordinated?

ENAS structures the trade sequence and coordinates interfaces between strip-out, fit-out, finishes and technical installations. ENAS carries out work directly only where legally permitted and once any required registrations are in place. Electrical, painting, construction and other work requiring trade authorisation is carried out by appropriately qualified and authorised specialist contractors.
